			<content:encoded><![CDATA[<p>One option when you are choosing a property to buy is to think about investing in a <a href="http://www.hamptons.co.uk/en-gb/Developments/New-Home-Sales/">new build home</a>. There are a surprising number of different options when you look for a property in the United Kingdom, which are aimed at all budgets, styles and layouts – from stylish modern conversions of buildings, period houses, apartments in new builds and converted old buildings and so on. However, the new build house is becoming a desirable option for many. When you peruse the houses for sale on the market, why go for a new build?</p>
<p>A new build house is a home that is completely new – not new for you. It has just been constructed and so is completely modern and you would be the first owner of the home. What makes this type of home attractive?</p>
<p>First, consider that a <a href="http://www.hamptons.co.uk/en-gb/Developments/New-Home-Sales/">new build house</a> will have the benefit of the most up to date building and design knowledge. Although, say, an old Victorian house may have period features and an old feel, it is unlikely to be particularly energy efficient. A new build house will usually have modern insulation techniques included, windows that are not likely to be so draughty and so on. As well as saving on your heating bills, this advantage also has an environmental benefit too – a new build home is often more environmentally friendly because of its energy saving properties.</p>
<p>Secondly – and this point is linked to the point about efficiency above – a newly built home is also more likely to have a lower maintenance cost than an older home. The secret is in the name – as a newly built home, the house will just have been created using new materials. One of the big costs in period homes, is that parts of the home may be old or wearing out and need attention which can be costly. A new home would come with the benefit of a new roof, a new heating system, a new boiler and so on. As well as maintenance costs, the running costs of a new home are also likely to be lower. On the basis that the new home is more energy efficient – that&#8217;s to say that energy is not lost or wasted too much – utility bills are often likely to be lower too.</p>
<p>There is another advantage to the fact that the items in your newly constructed home are brand spanking new: it is usual that the National House Building Council (or similar organisation) will give the new home owners a ten year warranty. That means that if you do have problems with the home within this period relating to the warranty, you should have a right of action.</p>
<p>Of course, there is another plus – that is that you may be able to get involved with the finishing touches of your new home and personalise from the outset. Many people compromise when the buy an older home – perhaps the design of the kitchen or furniture in the bathroom is not precisely to their tastes, but buyers will put up with it if it is serviceable and they can live with it to avoid the costs of replacing these items.</p>
